Buddy Hucks, MAI, SRA is the President of EF Hucks and Associates and EF Hucks Consulting, LLC.  Buddy has almost 35 years of commercial and residential real estate appraisal experience, of which for over five years he was the vice president of Bay State Appraiser Corp (as subsidiary of Loyola Federal Savings and Loan, Baltimore, MD), where he served as review appraiser for the bank’s Grand Strand portfolio of residential loans.

In 1991, Buddy founded EF Hucks and Associates, an independent appraisal company in Myrtle Beach, SC, specializing in appraisals for lenders along the coast of South Carolina.  Through EF Hucks Consulting, LLC, and over the past 20 years, he has monitored the market by tracking all real estate activity to assist in conducting market studies for clients such as developers, land owners and lenders in the area.  He is the recognized authority for Real Estate trends along the Grand Stand.  Buddy maintains that he is “not just a pencil pushing appraiser,” but a knowledgeable market participant in the area.

During the past 25 years, Buddy has consulted and advised developers and been actively involved in the sale and development of over $400 million in real estate along the Grand Strand.  In the early 1990s, he partnered in an investment group that bought and sold approximately $20 million of RTC troubled assets.  His personal investment partnerships have developed, bought and sold almost $70 million in real estate along the Grand Strand.  Buddy has developed and sold 230 condominiums and residential lots over the past 25 years.  He has also owned and sold over 500 acres of development land in the area.  He acted as a Consultant and Broker on one of the largest Real Estate Transactions in Horry County History for over $60,000,000 known as North Beach Plantation.

David Curry, MAI is a commercial real estate appraiser/consultant with over 19 years of experience appraising in Horry and Georgetown Counties.  David holds the Appraisal Institute’s MAI designation and is the Past President of the South Carolina Professional Appraisers Coalition.  He currently sits on the Coastal Carolina Association of Realtor’s MLS Committee.  David joined the team at EF Hucks and Associates, Inc., in 2010 and strives to keep the company on the cutting edge of technology, systems, and education.  He oversees a team of professionals with experience in site layouts, 3D design, site identification, marketing, feasibility analysis and valuation.  David’s relationship with local agents, contractors, bankers, and other  professionals provides a single source for investors.  He has experience in a long list of property types for appraisals, consulting services, and site selection; however, he specializes in restaurants, professional office space, and medical office space.

Scott Taylor

Scott Taylor

Scott Taylor has over 12 years of experience serving as a site selection specialist in the commercial real estate industry utilizing spatial analytics, via a GIS system, of relevant datasets in raster and vector environments to satisfy geographic requirements.  Scott created a large database of relevant demographical information not available through any other source and through GIS mapping has the ability to provide gap analysis and site grading for regional and national tenants.

FEATURED TEAM PROJECTS

EF Hucks led in the selection of a site for an urgent care user within the Ocean Bay Market at Towne Center. The project’s location was chosen prior to the announcement of the 43-acre McLeod Hospital campus. Our team assisted with site identification, negotiation with the seller, demographic studies. presentations to the investment partners, securing financing, and the construction bidding and design process. EF Hucks also created 3D models to identify current and future exposure to International Drive.

EF Hucks assisted with a 60-acre, historic-oceanfront site with an existing campground to provide estate planning and a diversified income stream. The sellers agreed to allow EF Hucks to solicit offers to purchase the property. A 20-year relationship with local market participants yielded 3 offers in 30 days. The final selected buyer was an existing EF Hucks client of over 20 years. Our team assisted in land planning for single family, multifamily, and a $200 million high-rise development. North Beach Plantation is one of the premier oceanfront developments along the Grand Strand.

EF Hucks assisted in the redevelopment of a previously nationally-anchored center constructed in the 1980s. Our team provided demographical studies, outparcel acquisitions, site design and leasing. Most recently the team has reviewed LOI’s from several national tenants for the center.

EF Hucks provided an in-depth demographic study of existing and future development in a target market area for Public corporate approval. Similar studies were provided to the land owner of a proposed retail site where Walmart Marketplace elected to sign a long term ground lease.

Most recently EF Hucks is working with a national health care provider with site selection for a $25 million medical facility. Site selection included identification of 8-10 sites that met the client’s site selection criteria. Our team’s research resulted in the client choosing to move forward with EF Hucks’ #1 graded site.
